Why is India’s ultra-rich investing in land and not stocks?

While middle-class India aspires for 3BHKs and villas, the country's wealthiest 0.001%—from unicorn founders to dynastic families—are building Rs 75–500 crore real estate portfolios, according to luxury advisor Aishwaraya Shri Kapoor.
Their focus isn't on stocks or crypto, but on land, branded homes, leased commercial floors, and penthouses in top cities like Delhi, Mumbai, Goa, Dubai, and London. Kapoor calls this trend "smart-sizing," where prestige, liquidity, and utility outweigh traditional ROI.
One example: a South Delhi family sold its Rs 220 crore home and moved into a Rs 75 crore branded residence in Gurgaon, unlocking capital and gaining space and concierge services.
Land, Kapoor says, remains the most exclusive asset due to scarcity and high appreciation—particularly in zones with rapid infrastructure growth, like Gurgaon's Golf Course Road.
At the top, billionaire portfolios now include a mix of under-construction luxury, leased assets, and land with zoning potential. These deals circulate privately, not online.
Kapoor emphasizes that Indian real estate is still a legacy-building tool offering privacy, appreciation, and strategic power, something regulated assets can't match. "This isn't luck," she says. "It's legacy design."
